Building report requirement

I am looking at buying a house at auction that does not have a building report done - ultimately this means we'll have to source this ourselves so we can discuss with the lawyer. 3 bedroom house, 50s built, single story, single detached garage. Plaster of brick. Would need to be completed in a fairly short time frame if accepted. House is in hornby. Thanks
