I am looking at purchasing the following property ( --- / --- ). The Lim report shows a permit for a flat extension and plumbing to flat, however there are no plans to show the layout of the flat downstairs. The original house plan on the property file does not show a kitchen toilet or bathroom in the flat. As such there is some debate/uncertainty as to the legal status of the flat (although the Auckland council has been charging rates for two dwellings). I believe for it to be semi-legal/accepted a safe and sanitary reports is required. The insurance company has suggested that they will cover this house if the flat downstairs has been declared safe and sanitary report by a registered engineer. Could you assist with this? What would be the approximate costs and what would be involved? Regards Thanks in advance .
