We have just bought a property and a few maintenance issues need to tidied before being tenanted. Looking for quote to be completed before 3 July and Work to begin 4 July. The issues to be fixed are: Water penetration through the damaged fibre cement board lining the garage is occurring, replacing the damaged boards is recommended. The middle hinge pin on the master bedroom right wardrobe door, both upper hinge pins on the hall cupboard door, middle hinge pin on the bathroom door, and the top hinge pin on the hot water cupboard door are upside down, reversing is recommended. The middle hinge on the laundry exterior door has been removed, installing a hinge is recommended. The bottom track on the first right bedroom and lounge sliding window are worn, attention to the window rollers is required to prevent further damage. The exterior mitre corner on the first right bedroom and lounge sliding window frame has opened, repair is required. The hall door is catching on the door jamb, adjustment is required. The laundry exterior door has dropped and is catching on the base, adjustment is recommended. The lounge outside light switch is loose, securing is required. Birds nest sighted in the ceiling cavity; removal is recommended for fire safety The seal at the sides of the garage back door have opened, resealing is recommended. Rust was sighted at the top of the single garage door; a rust treatment is recommended. The join in downpipe left of garage is leaking, sealing is recommended The downpipe at the rear of the garage is not correctly connected to the outlet, connecting is recommended. Corrosion was sighted on the double garage metal cladding, on the left side at the base; a rust treatment and repair is recommended. Debris was sighted in the double garage gutters, cleaning is recommended. Water staining and water damage was sighted in a number of areas around the top of the garage walls. This appears to be from water penetrating the roof, attention to the roof to prevent further water penetration and repair to any damage frame is recommended. There are a couple of raised nails on the roof; securing is recommended. Building inspection report will be provided detailing issues.
