Small Commercial Renovation

We have signed up for a commercial lease of 77 square meters in Pukekohe, and the space needs a little love. I'm hoping to get a quote to do the following work in January: ELECTRICAL - Add a pendant light (in a suspended ceiling); - Replace 4 x strip lights (supplied by us); - Add dimming function to all lights (via the switch); - Add a receptacle to the left hand side wall as you enter; FLOORING - Lift the carpet (we suspect it is super cheap commercial carpet glued directly to the concrete substrate); - If the concrete is in reasonable condition, polish or finish it with a stain, somewhat like the image attached (the rougher and more industrial, the better, does NOT have to be perfect, and doesn’t need to be ground level); - If the above isn’t feasible, prep the floor and lay floating vinyl plank tiles (provided by us). I’d love it if this and the concrete finishing could be quoted as two separate options, so we can see which is more cost effective? GENERAL - Remove the existing blinds and drapes (2 drapery panels, 2 sets of vertical blinds); - Fill the ‘door’ on the far left wall as you enter the suite, so that there is a smooth wall for hanging art; - Add shoe mold to finish the baseboard to the new floor (if necessary); - Paint all walls and trim; - Spray paint the ceiling in its entirety (including the suspended frame), and including repair to any panels as necessary.
