Replacing jib ceiling in one room and adding man hole.

Had a water leak in one of my downstairs bedrooms. Water leak fixed but now need to replace the jib board as it has warped and a hole where the plumber had to get access to water pipe. Where there is a hole will need to leave access in case another leak happens in future so a man hole is needed.Fairly straight foward. Thank you.
