Property is a 2013 build. Issues include significant rust on corner soakers, protruding/rusted nails, and paint degradation. Rust staining is visible at several junctions.

Scope of Work:
- House wash (optional): Preferably include a professional Soft Wash; if not provided, I can arrange this separately.
- Soakers: Replace all rusted soakers.
- Fixings: Extract popped/rusted nails and replace new nails.
- Timber Check: Inspect framing/junctions for moisture/rot while soakers are removed.
- Sealing: Re-caulk junctions and joinery with high-quality sealant (e.g., Sikaflex).
- Painting: Full external repaint
