Garage Door and House Alarm

I have a garage door remote which enables/disables the house alarm as well as opening and closing the garage door. I've had two different remotes, one from when we built the house and a second one after I the first one became problematic. We have two remotes between us, both are hopeless. Need to hold the remote in the perfect spot and press the button a lot of times before it will do either function. I've replaced the batteries and I'm not sure where the issue is. I'm wanting a quote on how I can fix this issue once and for all.
