Foundation Design

We are in a bit of a catch 22 situation at present.  We really need to get a good idea of a total build cost so we can see if what we can borrow is enough for a build. We don't want to be locked into a specific design yet until we get some idea of foundation cost which we need to add to the to the initial costing stage. If we go ahead we will need a fixed price contract to apply for a loan.  Our borrowings are quite high already so we will have a fairly limited capacity for a loan. The engineered foundation design is the big unknown and retaining needs to be costed as well. We therefore need to do some preliminary investigations to get an idea of what foundation design will be the most cost effective choice and what retaining will be required/cost. Wanting to get idea of the cost of this initial investigation. If it looks like a build can proceed we realise the we would have to pay for a full design report and any oversight that was needed. Have posted some pictures and a dated geotech report that will give you an idea of what will be required. *(Sorry - Adding these didn't work. Once I get reply will be happy to send) What has become apparent so far is that we would need to remain within or close to the proposed 10mx10m site. Going outside this footprint to any large degree would seem to be cost prohibitive. Being so restricted we would need to build a two story dwelling. The foundation also needs to be concrete to meet covenant requirements. Thanks
