Need strengthening work on a 3-storey foundation. An extract from the engineer's report: - In a short-term action for the house, we recommend strengthening the existing retaining wall (in unit 145 subfloor) or replacing it with a new wall (e.g. concrete block wall) that is adequate to retain the soil and support the upper floor foundation. - In a short-term action for the house, we recommend strengthening or designing a new foundation for unit 145. The available options are timber piles or concrete augered piles that are constructed on the firm ground. The constructability and subfloor access for new pile installations need to be confirmed with contractors. - In a short-term action for the garage, we recommend strengthening the structure in the middle floor and the ground floor that is sufficient to withstand the vehicle impact in accordance with NZS1170 structural loading. - In a long-term action for the house and the garage, we recommend strengthening the structure to withstand the seismic events in accordance with NZS1170 structural loading. - We recommend replacing all the rotten timbers. Non-structural members do not require engineering supervision Depending on the costs, we may or may not follow all the engineer's recommendations above. We need to find out how much each job is going to cost.
