Paid Inspection for Quote-Pre-Purchase

I need an inspection of the wooden Pilings under a 1930s house in Huntly. I need to know what work needs to be done in what time frame, with an estimation of cost for repair. This is for pre-purchase of a house, the relevant inspection details and costs will be used for negotiations. As this will not result in immediate work, I will pay for the cost to do this and am not expecting a "Free Quote". I will need this done ASAP as my due diligence period expires at the end of next week. The sooner the better. Some notes on the Builder's Report are as follows: Location: Western Side Of The Subfloor Area Material: Pile/Supports Defect: Some further supports/piles are likely to be needed in the future to the western side of the subfloor area. This is as a result of some deterioration that appears to be occurring to the subfloor framing and piles in this location. This work is not required urgently but will need to be monitored and considered for, within the next 3-5 years approximately. There are no indications of any movement inside the house in this area. Please note that there is limited working space to access this part of the subfloor area but it may still be able to be gained by a smaller person. Seek the services of a Licensed Building Practitioner to Piling Company to assist further when required. Location: Subfloor Area Material: Borer Marks & Dust Defect: During the inspection of the subfloor area of the house, we noticed that there was a reasonable amount of marks and wood dust on the timber joists and bearers. Based on our experience, we understand that these marks and dust is almost certain to be from Borer Insects. We recommend that a further assessment is completed by a Pest or Borer Specialist to advise you if this borer is active and what are the options to treat it.
