House 180 sqm built 1960. Erosion under some concrete footings, some timber will need replacing. Steel/rusty showing through some concrete. Efflorescence present in foundation wall. There is cracking to the ring foundation. This appears to be related to settlement of the foundations. Totara piles used, may need to be replaced as probable rotting below ground. Many/all pile to bearer fastenings nee to be replaced. Contour of ground mild to moderate slope. Please see below photos which include builder inspection notes.
