My timber-framed house has had a small extension done in the past where the bearers have been laid on top of a horizontal length of timber placed in the soil! The bearers are now rotten at their edge corners. The rest of the house is on concrete piles and sub-floor looks to be in reasonable condition BUT is very close to the ground and there's no access. I'd like someone knowledgable of foundations/sub-floors to visit, inspect and tell me what my options are regarding a) fixing the rot in the bearers under the bathroom and b) whether I should consider doing something about the house's proximity to the ground to ensure future long term health of building and saleability.
