Floor sanding and finishing.

About 100m2 of a bungalow requires Kauri floors to be prepped with a few new small boards, secure all flexing boards, gaps filled then sanded and urethaned. Most of the house has had previous floor worked but I want a new colour and an even finish through out the house. I need advice about the process with options on finishes, a price and lead time.
