Floor sanding and refinish

We have a solid wood floor that need sanding and refinishing. There may be some small patches that need repairing where a new kitchen will be installed, if a patch wont work then more timber needed this can be taken from under the fridge area. I will attached the measurements so you can work out the floor area more accurately than me having a guess at it.
