Kauri floors sanding and sealing

Hi there, Looking at getting our tired kauri floor sanded and sealed. Job will need to be done in two stages: First is the Master Bedroom which has had some floor boards replaced and has very tired floorboards. Second is the rest of the house which is much more preserved and straight forward. We are 90% sure we need a light color polyurethane but happy to discuss water based. Regards
