The kitchen floor in my rental property is going soft - made of chipboard, it has had one overflow too many I think, though nobody is saying. The vinyl has now split in a couple of places which suggests it is getting worse. There is good access top and bottom as it is a Fletcher pole house, however I'd be keen not to disturb the (fairly new) underfloor insulation too much. I think the obvious solution will be to remove the existing (1992) kitchen, remove the flooring and replace with H3-treated ply, seal the wood/joints and (separate job) lay new vinyl. Let us see - obviously we'll need to understand what that means for the existing tenant, who is currently not wanting to leave the property. First thing though is to get a tradie there to assess the job and decide what we do.
