Floor Sanding and Finish 2

Two mid sized bedrooms (approx 3 x 3.5) with 1966 Matai? flooring and staircase that takes you up to just the second floor then along approx 5m narrow hallway into mid sized open plan dinning and very small u shaped kitchen area, and finally lounge that comes off dinning area approx 5.6m x 3.65 in size. Some of these boards (staircase and hall) have been carpeted and the other floor boards were varnished a very long time ago, others (hallway and staircase covered in carpet). Need all these areas sanding and matt finish applied. If the staircase turns out to be too much work, (plus can be slippy), may well just carpet it again. Don't mind this job done in stages ie the 2 bedrooms done then others later date..whatever works best. (probably the only way ! given that we live here so guess we would have to go away for the living / kitchen dinning and hallway area). Excuse the huge mess in photos, the place is literally a building site at present.
