Floor finishing

Hi We’re moving into a 1940s state house with carpeted/vinyl floors. There’s around 70m2 worth. We’re looking at pricing for 3 options. 1. Removing vinyl and sand/finish Bathroom and kitchen only (approx 35m2) 2. 1+ the remaining 35m2 3. The lounge has a hole for an old staircase which has been patched with chipboard. It’s around 15m2. We have matching timber to replace it with. Would you also replace that timber. Look forward to hearing from you. Thanks
