Matai Floor Sanding & Coating

Hi, after some quotes please for approx 60sqm of Matai original wood flooring in an old villa. no boards need replacing, there is very old borer lines and the boards have pulled apart slightly. It looks like the current finish on the floors was at least 10+ years ago. Looking for a kind of whitewash or invisible type coating, something that makes the floors a bit brighter and less orange. Photos attached of our home and the last photo is roughly the shade we would like the wood to end up after sealing. All flooring is a single story villa. Will prep the rooms and remove everything prior to starting. Please send rough estimates through for 55-60sqm.
