--- Hi there, We’d like an experienced LBP builder to provide a quote to carry out repairs and partial replacement to our front garden gate & the section of fence between the gate and carport. Our front garden wooden gate is worse for wear. Due to the rotten post on the hinged side of the gate, the post leans, and hence the gate hangs at an angle and scrapes the concrete path. The gate itself is ok and can be reused, but the supporting posts and the narrow section of fence between the gate and the carport need replacing. In essence we want to replicate the existing gate/post/fence configuration. However, if there are any improvements that can be made to increase the structural integrity of the gate/fence, or a better design of the section of narrow fence and the way in which it interfaces with the gate/carport, we would appreciate any advice you have. ---------------------------------------------------------------------------------- Please see attached photos and plan drawing of the existing gate, which include notes referring to the scope of work below, and some approximate dimensions. ---------------------------------------------------------------------------------- The following items are attached: 1. Gate - Reuse existing timber gate. Fence 1 / Post 1 - The narrow section of fence between the gate post and the car port needs replacing. The letterbox is fine, so we need it refixed it in the same position on the new fence. Post 2 - Hinged side of gate. This post (100 x 100mm) needs replacing as it is rotten at the base and the top and is wobbly. Base of post is set into concrete. Post 3 - On the latch side of the gate. This post (100 x 100mm) is ok, but it’s worth replacing this as well for the overall structural integrity of the gate/fence. Base of post is set into concrete. Gate hardware – Replace with new hardware . New gate hinges. New coil spring. New stainless steel gate latch. Note: We already have a new stainless steel gate latch ready to be fitted. Letterbox – Reuse existing letterbox. Access - Flat access from the street Time frame for completion - We are flexible, but it would be great to have a stable and functioning gate/fence by the end of September if possible. ---------------------------------------------------------------------------------- If all goes well with this project, we have other repair/remedial work that we need carried out (subfloor framing repairs, front porch floor replaced with new decking boards, back porch floor replaced with new decking boards, new steps to rear garden, south side gate replaced, north side gate repaired), but we want to tackle the front garden gate first. We’re looking for a builder who is a Licensed Building Practitioner, due to the other potential building repair work we need done for which we require an LBP. Many thanks in advance. 😊
