install new extractor fans into bathrooms and kitchens

We want to upgrade a couple of rental flats and need to install some extractor fans Some 120mm dia into x2 bathrooms with an airflow of at least 25 litres per second and 150mm fans to the x2 kitchens with an airflow of at least 25 litres per second. These need to vent outside with a hooded vent . We also need to install fixed wall heaters into the lounges. We need to do a calculation on the requirements . But I am guessing that standard heater will be O.K as the lounges are small. One flat should be OK as it has a good heater already. As per Healthy Home legislation The current tenants can work with us for access
