I am preparing my character home to become a rental property and need to satisfy strict landlord insurance requirements.
The home has a mix of old and modern elements. It features updated modern wall sockets throughout, a new kitchen, new bathroom and two heat pumps (which look to have been modernised). However, the main switchboard is still an older style with porcelain re-wirable fuses on an older backing board. Before committing to any major work, I need a registered electrician to complete an initial inspection of the hidden wiring (via the roof/floor space) to determine exactly what is modern TPS and what (if anything) remains original legacy wiring. I need quotes for two specific options to help manage costs:
Option A: A complete switchboard upgrade to a modern RCD consumer unit, alongside an assessment/testing of the existing circuits to see if they pass compliance for insurance.
Option B: A quote for a partial or full rewire, only if the hidden wiring fails testing or is found to be hazardous (TRS/conduit). I am working within a tight budget, so I am looking for a pragmatic, certified professional who can help me achieve insurance compliance safely and cost-effectively. Must be able to issue a Certificate of Compliance (CoC) upon completion of any work.
I’m hoping I just need a new switchboard upgrade
