Ceiling replacement extractor fan plumbing

Need a part of the celing replaced as it is old and has a crack in it. Would like to change light fittings on the celing as well.

Secondly need to put an extractor fan for the laundry cupboard.

Last, need a plumber to check issues with drippage ocurring outside from the roof.
