List of major concerns/defects & significant maintenance: • Some cracking in the plaster cladding surface below the north facing deck handrail, below the deck penetration drain. Defects can lead to moisture ingress and internal material defects resulting in costly repairs. We recommend a specialist in monolithic plaster type claddings to undertake maintenance. Concealed timber condition is unknown. Advise Bodycorp/building manager of these concerns as does this fall under the building’s maintenance schedule. • Raised moisture readings, cracking, and staining in the plaster cladding surface and below the north facing deck handrail surface, where the wall partition is between the two buildings. The soffit vent plate is un hinged and hanging. It is unknown if this is due to the fixings falling out or moisture related defect. Plaster defects can lead to moisture ingress and internal material defects resulting in costly repairs. We recommend a specialist in monolithic plaster type claddings to undertake maintenance. • Some sections of the Cedar timber cladding especially on the northern side of the house have significant sun damage and open to moisture ingress at the side of the facing board. This is a high-risk area for weather tightness as it is where the two intersecting claddings meet, and it should be maintained to a high standard. • The Tiled floor in the Kitchen has an area where there is tile damage with sharpened cracks. This appears to be impact damage as its isolated to only couple of tiles. Sharp pieces could potentially cause bodily harm. We recommend a builder or Tiler remove and replace. • Raised moisture readings, cracking, and staining in the plaster cladding surface at the south facing deck handrail internal corner, where the wall partition is between the two buildings. Plaster defects can lead to moisture ingress and internal material defects resulting in costly repairs. We recommend a specialist in monolithic plaster type claddings to undertake maintenance. Concealed timber condition is unknown. • South facing 2nd floor deck drain has some staining around the plaster surface/ overflow drain. We recommend this is cleaned with a suitable product as per manufacturer’s instructions and periodically monitored. Any issues that present themselves should then be further investigated for defects by a specialist in Monolithic type claddings • There is a stain and Isolated raised moisture readings at the floor tile and timber skirting board in the Ensuite, behind the toilet. There are several items stored here that could had caused this, but we did find raised moisture in this area, in the exterior wall cladding, below the water tap. Hidden gradual damage is unknown and invasive investigation would determine this. We recommend a Licensed builder and plumber address both areas to be sure of no ongoing issue. • Ensuite shower has no glass door. Having no extraction fan has also contributed to wallboard moisture related defects above the shower liner. Raised moisture reading in the wallboard skirting on the right side at the floor that could eventuate in timber decay/defects. We recommend a Registered Plumber and Licensed builder assess this to eliminate further defects. • Raised moisture readings and staining in the plaster cladding surface below the deck rain head and behind the downpipe, where the wall partition is between the two buildings on the south side. The plaster surface has some flaking of the paint that could result in moisture ingress. Plaster defects can lead to moisture ingress and internal material defects resulting in costly repairs.
