I recently had a builder's report done on my property and there are a couple of major issues that need attending to. I have copied the relevant parts from the report below. Areas of main concerns include: 1. The cladding on the kitchen wall has decaying weatherboards where the kitchen window has been removed. The weatherboards have been butt-jointed and have high moisture levels evident. Some other weatherboards on this wall have decay in the mitred joints as well. We recommend that the boards are replaced to prevent further deterioration and possible damage to the dwellings framing timbers. 2. Several windows have high moisture levels recorded on the bottoms of the window frames. The worst of these is the lounge and dining room windows. These also have high moisture levels recorded on the inside of the frames and on the corners of the window reveals. Some of these moisture levels are internal moisture from condensation on the single glazed timber windows but there is also the deterioration to the window facings on the outside. Thought should be given to replacing these units. 3. The garage has a leak beside the side window. This window has a gap between the facing and cladding where it is likely leaking from. The leak at the back of the garage is probably due to the vegetation and building debris stacked at the bottom of the cladding. The fibre cement cladding in these two areas is damaged. This should be sealed or repaired. We note that the fibre cement sheeting may have an asbestos content. We advise the person doing the maintenance to abide by the Worksafe safe practices for working with asbestos-containing materials. Would appreciate getting quotes as soon as possible. Job completion timeframes can be negotiated. Thanks
