I recently had a pre purchase building inspection done a house that needs some remedial work doing on it. Below is copied and pasted from the inspection: 1. There were a number of cracked weatherboards to the exterior which is not uncommon for early fiber cement weatherboards. Where possible soakers can be installed over cracks. Where the cracks are too wide, the board will require replacing. 2. Loose weatherboards below the bathroom and separate toilet require securing and soakers installed to the joints. 3. A number of timber scribers and timber packers below the windows were rotten. 4. One sight lens to the exterior power meter box required reinstating. 5. No 6mm capillary drainage path to the tops of mechanical head flashings and cladding junctions. 6. No or insufficient capillary drainage paths to roof apron flashings. 35mm is now the minimum required clearance. This is to prevent capillary action and create drainage. The base of the cladding can be trimmed. Plus some other bits and bobs. I also have some photos of what is mentioned above.
