Water ingress and new window

We have 3 maintenance items that need doing on our property 1. One window and sill needs full replacement - a new window has been ordered to match the others at the property. Cladding contain asbestos - have a management report for your reference. 2. after the massive rain storms we had a couple of months ago some water made its way through the south side/basement wall of the downstairs bedroom which we need to get fixed/ stop additional water coming in. Likely solution = waterproofing the concrete stairs, replace damaged gib and floor 3. Installation of drainage channel to the rear path
