Patch/Repair/Replace particle board flooring

The particle board flooring on the upper level of my unit/townhouse has broken down and is giving way completely in a couple of places. I had a similar repair done to a spot in the kitchen about 18 months ago - since then other spots have appeared. I need to urgently repair the floor as the property is tenanted - but need an opinion on whether to replace the whole floor or just patch it. I don't want to be faced with the same situation in another 18 months. Carpet will need to be taken up and put back in place once the job is finished.
