Relay deck on existing joists, slightly extend, replace balustrades

Job description

Posted 1 year ago

We have an old deck in bad shape that needs to be relaid and the balustrade replaced. We would also like to extend it slightly (just a few metres square) at one end. The total finished area will be 56m.

The house is on a slope so although it begins at one side at ground level, the majority of the deck is 1-2 storeys off the ground. However the piece we would like extended is at ground level, this piece would need to be built one step up above the rest of the deck to cover a large flat-topped stump from a giant norfolk we had removed a couple of years ago, presumably this could take the weight of the new piece of deck at that end. This piece is marked 'back side deck' on the drawing, currently only the path section of this is in decking.

The structural joists, beams and poles are apparently in good condition and can be kept, it is just the decking timber itself and the balustrade that has deteriorated. We would want the quoted price to allow to replace a couple of joists though just in case.

The old balustrade no longer meets code (slats too widely spaced), but the rest of the deck can be replaced like with like, or so we've been told. We have previously had a builder come and look at it and quote for the job but he kept putting us off as a major villa reno dragged out, and we gave up on him - he's a good builder but very busy and we need the deck done ASAP as it's becoming a hazard.

We would want it laid in premium pine, with pine slatted balustrade, though we would be interested in getting a quote for a glass front along the front deck edge over the view (next to the area marked 'two storey drop' on the drawing). One side also needs slatted privacy screen or lattice set above the balustrade (or integrated with it, could just be a single slatted fence) to screen out the neighbours on that side (this is the long side of the area marked 'side deck' on the drawing). There is currently ivy growing over part of the existing lattice but we will cut it right back for you.

I have included a drawing showing layout and all measurements, and photos from the deck and looking up at it from underneath.

We would also be interested in getting a quote to have the existing pergola over the deck removed, depending on price, but we can discuss that as an extra with the tradie who takes the job.

We are very keen to have this job completed by late spring - preferably before the end of October. We don't use the deck much in winter and don't require it for access to the house so we wouldn't be in your way. There is firewood stacked where the new piece of back side deck will go (covered in dark green tarp in that photo) but hopefully we will have used it all up by then - or we can move it.
