Paid quote for house pre purchase due diligence-Deck/Carport repairs #3
Job description
Hello We need an urgent inspection/quote for the replacement of a rotting timber joist. We would also like a second seperate quote for the Joist, 1 support post and a replacement Handrail that is up to code. It is a Carport with a deck on top. One post in the corner supporting the Carport has a bit of rust and will need to be repaired/replaced. The joist above is staring to get some rot. I would like two quotes. One for the minimum work required for the bank (just the joist replacement). Another for the full work to bring it up to standard (Joist, support post and a replacement Handrail to bring it up to code-for me to save to have done in complete after I have purchased the house). See the following for the Joist work required: Location: Northern Side Of The House Material: Deterioration To Timber Defect: There is deterioration/rotting to one section of the deck joist on the very northern side of the deck/carport. Replacement of this joist is likely in the near future to ensure that it is structurally okay to support the deck handrail that is bolted to it. Seek the services of a Maintenance Person or License Building Practitioner to assist further as required And the following for the post and Handrail for the second quote: Location: Northern Side Of The House Material: Deck/Carport Metal Post Defect: There is deterioration and penetrating rust to the bottom of the north western steel post, holding up the deck/carport roof. This post will likely need replacing in the near future to ensure that there is sufficient support for the deck/carport. Seek the services of a Steel Fabricator or License Building Practitioner to assist further if required. Please be aware. At the time this house was constructed the handrail that is installed on the Northern side the house is likely to have meet and complied the regulations at that time. However the rules around handrails have changed considerably and we have got a responsibility to at least inform you of any changes to do with safety. Although there are no requirements to upgrade this current handrail we do recommend to at least consider it especially if there are going to be young children or pets living at the address. With the current regulations the handrail must be no less than 1mtr in height, have no gap larger than 100mm and have no horizontal pieces of timber that can be used as a ladder. For further information on improving this area, we recommend to consult with a Licensed Building Practitioner for any other regulations that are now required. Please see attached photos. The House is located in Huntly, Waikato. I require this quote to satisfy the bank in attaining finance. It may not result in immediate work which is why I am more than happy to pay for your time and effort to do the quote. I need this done as soon as possible as this is a last minute request from the bank in our Due Diligence period.

Maste came out on very short notice for us to do a couple of quotes for repairs on a deck. We needed it to satisfy the bank as part of Home Pre-Purchase conditions. It was a very last minute request from the bank, and very short notice to get it done. Master came as soon as he could, and sent us through the quotes within the day. Would use again.
