Previous deck was not built properly on the second floor, this has caused significant rot between the garage and living room beams over years of going unnoticed. The rot has formed on the beams that sit behind the exterior facing deck beams, under the living room corner. At first glance, it appears the rot has not travelled too far down the beams but looks like the whole corner needs to be assessed Including the corner above the garage, just outside the sliding doors in the photos. As we do not know the full extent of the damage at this point. We need certified builders that can handle the tricky structural repair of this job as legit as possible, following correct Standards to ensure that we do not end up in an even worse mess. We are desperate to get this job quoted asap as this issue has significant impact on the house and because the entire top deck has now been removed and we have the exterior exposure as shown in the photos.
