Replace rotted section of chip board floor

In theensuite of our studio that we rent out, a small section of the chip board floor has rotted away due to the water from the shower curtain and wet bath mats left on it. It does not appear to be from the plumbing. We have lifted tiles from around the area and it has gone a short distance under the shower base and out from the hole you can see. The care a is now dry. We are going to lift all the tiles and replace with vinyl after painting on a water repellent.
