I'm looking for: - a new timber deck approx 45 sq/m and 2m high - Non-load bearing walls to be removed between kitchen/lounge to create an open plan living area. - New kitchen joinery and benchtop, new fittings, new dishwasher, rangehood, and waste disposal. An adjoining pantry built into the existing laundry space. - New wood plank flooring installed throughout kitchen/lounge. Approx 50 sq/m. - Bathroom to be renovated. Tile floors and partial walls. Approx. 6-8 sq/m. New shower unit installed, there's existing plumbing for this. New vanity and fittings. -Toilet renovated. New Toilet unit and fittings. Floor tiled. 3-4sq/m - Basement garage to be converted into rumpus room and laundry/toilet/shower areas. Involves installing new windows and ranchsliders, drainage alterations on the property and new plumbing, timber framing, flooring and carpet. -All window joinery to be replaced with aluminium joinery. New bifolds to deck. - Some underfloor/particle to be replaced. Approx 40 sq/m. - Some gib to be replaced and stopped. Some skirting to be installed and some existing skirting to be replaced. - Roof. Concrete tile roof appraised and repaired if necessary. Re-coloured. Spouting to be replaced.. - Insulation. Walls and ceiling of basement garage. - Electrical. Switchboard and fittings to be replaced with new and relocated 4-5m to new position. New pp and light circuits to new rumpus room. Various new pp's and lighting throughout house. i.e kitchen island, bathroom, deckside exterior of house, etc. Ducting for circuits to be run undergound for future garage. (possible) - tiles/pavement under the deck. - hot water and stove to be run off gas. Plans have already been submitted and building consent has been accepted. Thanks. All contacts are appreciated.
