Dear Tradie We are looking to subcontract out the footings for our build at One Tree Point. Our building company was going to be doing the foundations and slab for this build, but is currently unable to do this. To progress with the build, our builder has recommended that we subcontract out these works. Our builder is happy to liaise with you. Information / Plans Please see attached Background I have attached the necessary consented architectural drawings and council amendments. We needed to apply for an amendment, as it was discovered that the steel stirrups for the 300mm wide precast panels were going to impede the placement of these panels. The resolution is to widen the footings for the 300mm wide precast panels (insulated ones only) from 600mm to 720mm. This amendment is consented and included see (3_Minor Variation_ --- -Variation to engineering design). Where we are at the moment All footings were prepared as per the original consented design. The footings are dug and the steel cages are in for both the 150mm and 300mm precast panels. In fact these footings were scheduled to get poured the following day. However; this was until the oversite was discovered and all works ceased until an amendment was applied for and footings corrected. As you know councils or engineers do not work quickly and Covid has also had implications. Due to the lengthy delay the builder informs me that ALL footing will need to be cleaned out. As identified above, some of these footings and cages need correcting anyway. To assist you with quoting please see below for the staged pour. Stage 1 – Preparation for footing pour • Remove all cages from footings • Remove Geotech cloth • Widen the footings for 300mm wide precast panels only, from 600mm to 720mm. The site is sand so this can easily be done by hand. We are talking about 8 footings. • Disassemble cages for the 300mm wide precast panels only • Remake cages for 300mm wide precast panels using new H12 568mm wide stirrups, R10 stirrups and existing H12 and D16 bars • Replace Geotech cloth • Reinstall all cages back into footings • Boxing as required • Inspections both Whangerei Council and Structural Engineer (Please note: pre-pour these corrected footing will need to be inspected by Steve Reid Engineer (C Howell Engineers) --- , along with subsequent inspections a PS4 is required). • Liaise with builder • Pour footings Please Note: • The replacement stirrups have been ordered from Busks and will be available next week. • We have been given notice from Nauhrai Precast that they are moving sites in 6 weeks. Our panels are currently stored at their factory. So we don’t have to rack these panels onsite. We are asking if you are able to do Stage 1 soon . The stage 1 footings need to harden at least 2 weeks prior to installation. Stage 2 – The Rest As per the plans Quotation Can you please separate out Stage 1 and Stage 2 on the quote. We are happy to do this as charge for Stage 1, if it makes it easier. As discussed, have look and give me a call if you require further clarification.
