Internal Wall Removal

We are looking at removing or modifying a internal wall and corner/doorway to create a more open plan between current entrance/dinning room and lounge. Wall approx 3.5m long Looking for advise and what is needed and if any consent is needed etc. Not %100 sure if load bearing (have not checked) Hoping to get done before the winter sets in to allow better heat transfer between rooms, from where heat pump is situated. Quote to include removal/modification, and if any gib is to be replaced (no trim, stopping, flooring or painting required at this stage), and any consent work etc etc. Wall has one light switch, which is not currently needed but still live (happy for wiring to cut/capped/removed). Hoping to find a builder that would be interested to help with future work aswell (more internal wall modifications and some external wall modification), as this is the start of a full longer term renovation on the house.
