1. Building attendance work in relation to the replacement of existing flat roof - Dimondek long run galvanised roof, scheduled to be done late February/early March - suspect we could encounter some rotten framing. 2. Roof includes a clerestory component (5m x 4m x 1m high) which includes 8 No. 1400mm x 440mm windows that will be replaced with new aluminum double-glazed units - builder attendance work in relation to this exercise, which will include the removal and replacement of weatherboards to accommodate the roof flashings and new windows. 3. Replacement of rotten weatherboards on the south side of the house - 2nd story accessible by scaffolding which will be erected. 4. Carpentry works associated with the replacement of existing window joinery to the majority of the house with new aluminum double-glazed joinery. In the case of the downstairs bedroom module, there will be the need for remedial flooring works due to rot from water penetration. 5. Builder's work associated with the upgrade/refitting of two bathrooms. 6. Repairs to two 1/2-round retaining walls.
