1)Close off one doorway with wall and remove adjacent wall around the corner and supply with supporting beams if required. 2) Kitchen-Plumbing,( draining points and pipes) and electrical and gas laid to accept new white ware/ and new kitchen in existing kitchen area but different layout. -lift bamboo flooring off, existing floor, insulate under floor and re-screw flooring back on to sub structure - might need to be done on 2 levels. 3)-Check outside roof and cladding for leaks and fix as required. 4)-Bore holes and plant piles for new decking to specified height and possibly laying of deck, including sub structure--area round 40 square meters 5-Laying large concrete blocks as paving to accept weights of BBQ's level with wooden deck vs concrete with exposed aggregate - around 10 square meters 5: Build weather proof cupboard into side of house 6 Possible outside steps 7. Small 1.5 meter-2meter retaining wall length <1meter high 8. Outside sink with hot / cold water with drainage into (close by) under ground drain 9. Outside lighting/ plugs
