Garage conversion

We're converting a double garage (approx. 30m2) on the ground floor of our semi-detached, three-storey townhouse, into a bedroom/rumpus. It will need a larger window installed, and to be re-lined (incl insulation) along two walls. The exterior is roughcast. The garage door will probably need to be left in situ for visual consistency with other units (body corp managed). About to get plans drawn up to submit building consent. Wanting a builder who's available to do the job in 3 months when all the paperwork is complete.
