Please note: The work (or some of it) will need building consent and so is a few weeks off. We would like a site visit this week if possible - 17 to 19 July (otherwise during a subsequent weekend asap) to finalise details needed for BC application. Job One We need a Licensed Building Practitioner to create one door opening in an existing structural wall, between a bedroom and an enclosed porch. The wall was once an exterior wall of the house with a porch outside, and the wall still supports roof rafters. The original cladding is still on the porch side of the wall but will be removed by us ahead of your work, to expose the framing on that face of the wall. The GIB on the other face of the wall will remain in place with as little damage done to it as is possible while installing the new framing. We understand there will have to be some damage, no worries, we just want to keep it to a minimum. We are re-using a door from elsewhere in the house, and will have a new jamb made for it ahead of time. Jamb will be somewhere around --- - it will be completed prior to your work and will be on-site for you to measure on the day. So, the job includes: 1) Install temporary horizontal bracing above the new opening's location. 2) Remove existing framing that will be in the way of new work. 3) Add new studs, jack studs, and header to suit the new jamb. 4) If deemed necessary, add bracing to compensate for new opening. (If former window framing is discovered that makes it necessary, etc) 5) Remove temporary bracing. Job Two There has been some borer damage to some of the timbers in an exterior structural wall which will need repair/ new timber supports.
