FULL DESCRIPTION ADDED AS ATTACHEMENT Driveway: Powerwash concrete drive. Regrade and dress aggregate portion. Fence: Supply and install new timber paling fences to north, east, and west elevations. Pa --- concrete path/s. Decks: Soft wash. Finished ground: Remove polythene damp proof membrane. Supply and install polythene damp proof membrane. Piles: Clean and antimicrobial spray the exposed timbers. Bearers: Clean and antimicrobial spray the exposed timbers. Joi --- and antimicrobial spray the exposed timbers, including to the underside of the flooring timber/material. Recommend apply FrameSaver to the exposed H1/H1.2 timbers up to an approx. height of 800mm, to negate timber sampling and laboratory analysis to determine whether leaching of the timber treatments has occurred due to washing of the material via the surface water flooding. Gutter: Supply and install new gutter and downpipe where damaged Cladding: Remove damaged subfloor cladding sheet x1. Supply and install new subfloor cladding sheet x1. Supply and install new cover flashing over damaged corner molding, x2 locations. Prepare and paint affected isolated items above. Soft wash all subfloor cladding. Decks: Clean and antimicrobial spray the exposed timbers contained beneath the deck surface. Remove damaged timber trellis panels. Supply and install new timber trellis panels. Soft wash deck and existing remaining timber trellis panels. Internal walls: Remove existing plasterboard linings from the external and internal walls to an approx. height of 800mm from the finished floor level (500mm above the high-water level). Clean and antimicrobial spray the exposed wall frames. Recommend the application of FrameSaver be applied to the exposed H1/H1.2 timbers up to an approx. height of 500mm to negate timber sampling and laboratory analysis to determine whether leaching of the timber treatment has occurred due to washing of the material via the surface water flooding. Supply and install new pink batt insulation was removed to match existing. Supply and install new plasterboard linings to match existing ones. Stop to F4 standard. Prepare and paint. Skirting: Remove existing remaining timber skirtings. Supply and install new timber skirtings to match existing. Prepare and paint. Architrave: Remove existing timber architraves off the internal doors to allow plasterboard replacement. Supply and install new solid timber architraves to match existing. Prepare and paint. Doors: Internal doors have been removed. Recommend remove internal door jambs. Supply and install new pre-hung doors. Prepare and paint. Floor/Floor coverings: Carpet has been removed from the bedrooms and hallway. Remove carpet tiles from the bedrooms and hallway. Remove lino from the kitchen, dining, lounge, and laundry. Remove tiles from the bathroom floor. Prepare particle board floor,for floor covering installation/s. Supply and install new flooring coverings to match existing with the exclusion of the carpet floor tiles which we located beneath the more recent carpet installation. Kitchen: Remove swollen kitchen panels adjoining the kitchen floor. Supply and install new kitchen panels affected by swelling and/or delamination. Toe kicks have been removed. Supply and install new toe kicks. Laundry: Allow for laundry tub to be removed, to allow building works to be carried out. Allow for laundry tub to cleaned and reinstalled into existing location. Bathroom: The bathroom has been updated in recent years with the installation of a tiled shower, tiled walls, and tiled floor. To remediate the flood damages i.e., moisture entrapment, damaged plasterboard, damaged insulation, the bathroom tiles will need to be fully removed. Apply for new building consent for the tiled shower area. Electrical: Suitably qualified individual to test electrical installation and fittings, remediate and replace and required.
