Removal of about 2 m of non load bearing internal wall and repair of hole in ceiling where hot water pipes used to go and a little bit of water damage. Ceiling is 'panel type ' held together with plastic strips. Doesn't need to be flash as most of it will be hidden behind new kitchen units. Wall will be covered with wallpaper.
