Hi, we are looking for options to construct a new garage at our home. I have been in contact with the Waipa council planners as the proposed structure breaks both road boundaries – Bryce St and Hamilton Rd are both less than the required 6m. They have advised that council would favourably consider resource consent given the following points: 1. The type of structure being considered – mono-pitch with low angle of roof line and existing 6 foot high fence obscuring it mostly from the road. 2. There being no other garage/shedding on the property. 3. No impact to neighbouring properties. 4. Entrance being off Bryce St as opposed to Hamilton Rd. I have mucked around with floor plans, sizes and situating on the site allowing for adequate vehicle access through Bryce St entrance. My attached plans are relatively to scale to an accuracy of ~100mm. Garage would be approx. 5m wide, 6.5m long with a space between house wall and shed of around 1.2m. Garage would be mono pitch roof at low angle with high side parallel to house and low side parallel to Hamilton Rd fence. Gutter run along Hamilton Rd side of garage with downpipe off front corner to new soak hole in corner of property nearest Bryce St/Hamilton Rd intersection. Side entry door opposite front door to house shown. Sectional main garage door with electric opening 3.6m wide. Wider garage than single car to accommodate internal storage along the Hamilton Rd side of the structure. Measurements for the side wall of the house are 2.5m from ground to underside of eave, 200mm bargeboard with existing gutter. My rough calculators for the garage would be 3.4m stud adjacent to house and 2.4m stud nearest Hamilton Rd which would give a 1m fall over 5m garage width. Internally will want structure to be fully insulated with ply walls and ceilings. Decent LED lighting over work spaces with plenty of electrical points. Hopefully this is enough for you for starters to give you a feel for what our thinking is however open to suggestions too. We look forward to hearing back.
