We are flexible, happy to wait and will pay deposit. Just looking for someone who is easy to work with and has the right experience. This is a 1945 build, 2 story house with a dividing wall between lounge and kitchen on the 1st floor. The wall is likely load bearing, based on the way the trusses are arranged in the roof. We would love to have this wall removed, so that its open plan. This will likely require a structural engineer to review. There is an existing 2-door wide opening, suggesting some structural support is existing. We are happy for the beam to sit sticking out of the roof, as this is likely the simplest method. Finally, there is a windowsill that is rotting, which would like to be repaired. There are high moisture readings inside the bathroom. If the budget allows, we would also like to: - extend the deck - We would also like to put in another dividing wall upstairs, for a new toilet.

For would be renovators out there: shop around. Cant emphasise enough. Big project with a big cost, we needed someone easy to talk to and communicative, who isnt patronising or bolshie. Unfortunately Taw are neither of those things; we got pushed around and told we wouldnt understand. Costs exploded and the relationship broke down. Job is unfinished and the budget is blown. Taw demanded payment within 24 hours. Roof leaking where new wall was installed, which we have had to pay to repair.
