New Build Minor Dwelling , 50 - 60m2

Have purchased a new property with room at the back to put a minor dwelling on the site (806m2 total site area, with existing 89m2 house on the front of the section). The section is a flat contour. Looking for a relatively cost effective build as this will primarily be an investment rather than a home. Would like to have a two bedroom build pending builders advice on size and site requirements. I live locally so would be happy to meet either on site or at an office to discuss the build further.
