I'm looking at buying an older house that's divided into two flats. She's in fairly rough shape, so I'm not looking for a generic, computerised report that states the condition of the carpets, kitchen cupboards etc. It's a full reno. I'm looking for some specific information: 1) Are the pipes separate enough to replace the 2nd HWC (has been removed, but the cupboard and some copper piping is still there) and have two systems again? If not, big or small job to re-plumb? 2) Is the wiring separate? Feasibility of putting in a check meter? (Currently only one meter for both flats as current owners were using it as one property. I don't know if it was previously one meter or two.) 3) Extent of stucco damage, esp. in right back corner, (add-on room) i.e small repair/patch up, big repair/remove large section, or remove and replace whole wall? 4) Extent of roof damage. (For example, I don't need to be told there's black mould in a cupboard or ceiling damage where water's come in - I do want to know the extent of the required rectification - patchup job, re-roof small section, re-roof whole lot?) 5) Solidity of piles, especially where ground erosion is taking place next to left side gully trap (downpipe doesn't completely flow into gully trap, sending water under the house). 6) Whether the wall between the front flat's kitchen and lounge is loadbearing/can be opened up. 7) General structural soundness (bearers, joists, studs) where possible.
