DESCRIPTION: EXISTING INTERNAL ACCESS GARAGE TO BE SPLIT WITH INTERNAL WALL TO CREATE OFFICE SPACE OF (nominal) 3x6m PLAN AREA. - Garage is 3m stud height concrete slab on ground with double tilt door (steel). - External walls are concrete block (door side and south wall). North internal wall is timber framed Gib SCOPE: - Replace double garage door (4.65m x 2.4m) with external wall (framed, internal Gib, external cladding (cladding advice required), insulation, single external door and window). Note door and window may be supplied by owner. - Internal (non structural) wall (frame and Gib on office side, cheap thin-line or similar on garage side) - 6m long, 3m high wall with one internal door. Possibly insulated (for sound proofing). - Line existing concrete block walls with poly insulation and Gib (approx 12.5m2) Gib stopping required. No painting (done by owner). - replace existing external light 'sucker switch' with standard switch, and install 2 x ceiling lights in new space (note - electrical may be separated out of contract) - install additional double power point on south wall, off existing 'workshop' circuit (in conduit?) (note electrical may be separated out of contract). TIME FRAME = ASAP (garage has been largely emptied, some internal shelves still to be removed). Advice on all aspects happily accepted. Cost is critical.
