External stairs and conservatory flooring

Looking to get the stairs, arm rails and balustrades replaced. Wanting vertical as opposed to horizontal balustrades for safety. We also have some cork flooring in our conservatory that we'd like to get replaced as well due to the damage it has at the moment. Would need advice on whether this would need to be replaced or if it can be sealed/covered.
