Refer attached file A1_Plan Bottom Deck. We want to have access from Bedroom 2 and 3 onto the deck, and access from the existing deck to the back yard via a new retaining wall platform and balustrade. 1. Walkway. Refer A2-6 photos. The idea is to build a 1.3 m high retaining wall, as an extension to the existing retaining wall. This will be filled with dirt and have paving for walking on. It will be approximately one step down from the existing deck, so will not require any step built. It will need a balustrade as it is over 1 m high which should butt up with the existing deck balustrade. A section of the existing deck balustrade will need to be removed and refinished, maintaining the saddle flashing. 2. Doors. Refer A7-9. Replace the existing windows in bedroom 2 and 3 with new doors and side windows if necessary. Both to be within the existing window top and side framework. Door for bedroom 2 to be a sliding door. Door for bedroom 3 to be hung door which opens out to the deck. Assumption would be to use aluminium doors which would be similar to the existing door to bedroom 1. For both new doors and side windows if needed will need to maintain the existing saddle flashing for weather-proofing purposes. We have discussed this work with a Porirua City Council building officer, and we have been advised that there is no requirement for a building consent. All work to completed to the same or better standard as the existing building. Quote to include suggested material allowance and the labour cost, with breakdown. We would be wanting this work done in January or February 2021 if possible.
