two bedroom bay villa that we have architect concepts to extend to four bedrooms plus new living spaces, kitchen, etc. look at plans and provide build estimate for two different options (one has two living spaces, one has one). estimate to be based on concrete slab foundation and include excavation, foundations, wall and roof framing, wrap and cavity, roof and spouting, weatherboard cladding, timber joinery and glazing, insulation, internal lining, plastering to paint stage, bathroom floor tiling only (no supply), installation of oak timber overlay through new extension down hall to front door, deck area framed and clad in garapa 140x20 decking. not included in estimate:- kitchen and appliances, bathroom fittings, tiles, electrical requirements, plumbing services. Current house is 110m2, want to add around 40-60m2 depending on which option we go with. Site is flat with access down the side of the house to back yard. Job likely to kick off around June depending on how long lockdown goes for and consents process takes afterwards. We can do a site visit once lockdown finished. Ron and his team completed a large-scale renovation/extension on our villa. The results are excellent and we are so happy with what he's delivered.
