Building a manhole

A manhole needs to be built into the basement to remove and replace my heating unit. The house exterior is plaster. This needs to be done ASAP as winter is here. Something similar to the door in the photo. I'm open to suggestions. Will be wanting it fairly airtight as I am facing prevailing winds.
